04 — Systems lifecycle

From equipment supply to TAB and year-round maintenance

This service is the operating HVAC plant — not only the duct. Bessel supplies and installs PACU, AHU, ACCU, FCU, VAV, ducted, and split equipment, plus chilled-water piping for central plants serving commercial and industrial buildings.

Controls are part of the mechanical system. We install DDC panels, field devices, and integration so the operator receives a commissioned, balanced plant. After handover we offer preventive maintenance, duct cleaning, troubleshooting, and TAB so performance holds through Saudi summer peaks.

Design support is available where the consultant package needs contractor engineering for equipment selection, pipe routing, or control philosophy before procurement.

Typical applications

Complete HVAC systems are specified for buildings that need a maintainable plant, not a one-off split-unit fit-out.

  • Commercial offices, hospitality, and retail with central or packaged plant
  • Industrial process buildings and workshops needing ventilation and cooling
  • Retrofits replacing failed AHUs, chillers, or controls in occupied assets
  • Facilities requiring a maintenance contract after commissioning

Detailed scope of work

A full lifecycle package can be split, but the capability is end-to-end.

Equipment & piping

  • PACU, AHU, ACCU, FCU, VAV, ducted and split systems
  • Chilled-water piping, valves, insulation, and civil interfaces
  • Plant-room layout, lifting, and setting of major equipment

Controls & aftercare

  • DDC panels, sensors, actuators, and system integration
  • Testing, commissioning, and performance troubleshooting
  • Preventive maintenance, duct cleaning, and TAB

Standards, method & records

Commissioning follows the specified sequence: pressure tests, flushing where required, electrical checks, control point-to-point, then TAB. Seasonal issues in KSA — coil capacity, fresh-air rates, filtration — are addressed in the method, not after complaints.

Maintenance visits are recorded. Filters, belts, drains, and control alarms are treated as compliance items for indoor air and equipment life, not as optional extras.

What you receive

  • Equipment submittals and data sheets
  • Control schematics and point lists
  • Commissioning and TAB reports
  • Maintenance log templates
