Upgrade occupied buildings without losing the operation

Most of the Kingdom’s building stock must keep trading while it is brought up to current codes. Bessel plans renovation as a controlled sequence: survey, enabling works, protection of occupied zones, then structural, interior, HVAC, fire, and utility upgrades in phases the operator can live with.

We do not assume the original construction drawings still describe the building. Opening-up, as-found surveys, and interface with existing plant come first. Structural strengthening, new openings, and plant replacement are designed against what is actually there.

The Majestic concession conversion in our portfolio is this model in public: exterior, shade, landscape, and amenities handed over as one usable place rather than a collection of unfinished trades.

Typical applications

Renovation is specified for hotels, campuses, industrial buildings, and public facilities that cannot take a full shutdown.

  • Hospitality and concession conversions with public-facing interiors
  • Campus and education buildings remaining in term-time use
  • Industrial offices and workshops needing MEP and fire upgrades
  • Utility and plant-room modernisation inside live facilities

Detailed scope of work

A typical renovation package can include any combination of the following.

Structure & envelope

  • Structural modifications, opening works, and strengthening
  • Interior and exterior refurbishment
  • Protection, dust, and noise controls for occupied floors

Services & utilities

  • HVAC and fire-system upgrades during operations
  • Utility reconfiguration and plant replacement
  • Phased isolation, temporary cover, and staged commissioning

Standards, method & records

Current Saudi building codes and safety standards apply — not the code that existed when the building was first occupied. Fire upgrades are aligned with Civil Defense expectations for the new occupancy.

Method statements describe isolation, temporary life-safety cover, and how we hand each phase back to the operator. Dust, vibration, and access routes are written into the programme, not left to the supervisor’s discretion.

What you receive

  • As-found survey notes and proposed sequence
  • Phasing drawings and isolation plans
  • Updated services records for the modified areas
  • Phased taking-over certificates
